In New York, a residential contract of sale can be signed electronically. For example, the signature can be transmitted via e-mail in pdf, via facsimile, or via DocuSign. The closing documents, however, such as the deed, transfer tax forms, mortgage and note, may require an original “wet ink” signature before a notary public.
