Thank you for reading “From Contract to Closing; Demystifying NY Residential Real Estate.” This series of short articles, or blogs, is designed to shed some light on the process by which parties to a residential Contract of Sale convey real property in New York. The blog is written by an experienced lawyer in plain English for the benefit of non-lawyers. We have attempted to break down the arcane and seemingly complicated process in to “bite size” pieces that are easy to digest. Each article is designed to stand on its own or work together as part of the series.
Over the past 20 years, we have observed that many of our clients share similar concerns, and many of the same issues surface. For example, many clients wish to gain a better understanding of the mortgage contingency, the “as-is” clause and closing date. In many deals there are condition issues with the property, environmental issues or title issues that must be resolved. This series of articles is designed to answer some of these common questions and address some of these recurring issues.
Knowledge is power and we hope that this blog series empowers individuals to ask the right questions, understand the process and resolve issues early in the process to increase the likelihood of a smooth closing.
